Varaus on vahvistettu, kun v\u00e4hint\u00e4\u00e4n 20% vuokrasta on maksettu vuokranantajan tilille. Jos varaus perutaan asiakkaan h\u00e4iritsev\u00e4n k\u00e4yt\u00f6ksen takia vuokraa ei palauteta.<\/li><li>Jos asiakas ei maksa vuokraa annettujen ohjeiden mukaisesti tai my\u00f6h\u00e4styy maksuaikatauluta, voidaan varaus perua ilman erillist\u00e4 ilmoitusta.<\/li><\/ul><h2 class=\"western\"><a name=\"_Toc1126820\"><\/a><span lang=\"en-GB\">KOHDEKUVAUKSESSA MAINITUT PALVELUT <\/span><\/h2><p>Jos kohdekuvauksessa on mainittu l\u00e4hiseudun palveluita, jotka eiv\u00e4t ole suoraan kytk\u00f6ksiss\u00e4 vuokraajaan, ei vuokranantaja ole vastuussa niiden aikataulujen tai hintojen muutoksista.<\/p><h2 class=\"western\"><a name=\"_Toc1126821\"><\/a>YLEIST\u00c4 KOHTEESS\u00c4 OLESKELUSTA<\/h2><ul><li>Kohde on asiakkaan k\u00e4yt\u00f6ss\u00e4 saapumisp\u00e4iv\u00e4n\u00e4 klo 16.00 alkaen ja l\u00e4ht\u00f6p\u00e4iv\u00e4n\u00e4 avaimet tulee luovuttaa klo 12.00 menness\u00e4 ellei muuta ole sovittu.<\/li><li>Avaimet luovutetaan asiakkaan saapuessa Suurniemen tilalle (Suurniementie 347). Vuokranantaja opastaa asiakkaat perille ja esittelee kohteen. Hietikkoon lemmikkien tuonti on ehdottomasti kielletty!<\/li><\/ul><h2 class=\"western\"><a name=\"_Toc1126823\"><\/a><span lang=\"en-GB\">ASIAKKAAN VELVOLLISUUDET JA VUOKRAKOHTEEN LUOVUTUS SAAPUMISP\u00c4IV\u00c4N\u00c4 <\/span><\/h2><ul><li>M\u00f6kki tulee luovuttaa l\u00e4ht\u00f6p\u00e4iv\u00e4n\u00e4 klo 12.00 menness\u00e4. Jos asiakkaat l\u00e4htev\u00e4t sovittua aiemmin, tulee kohteen luovutuksesta sopia erikseen.<\/li><li>Asiakas on velvollinen siivoamaan kohteen ennen l\u00e4ht\u00f6\u00e4. Loppusiivous voidaan ostaa erikseen varausta tehdess\u00e4.<\/li><li>Asiakas on vastuussa lomakohteessa aiheuttamistaan vahingoista. Asiakas on velvollinen korvaamaan aiheuttamansa vahingot lomakohteen omistajalle.<\/li><li>Vuokranantaja ei korvaa luonnonolosuhteista, kuten hy\u00f6nteisist\u00e4, el\u00e4imist\u00e4, kelirikosta tai odottamattomista s\u00e4\u00e4nvaihteluista asiakkaalle mahdollisesti aiheutuvaa haittaa tai kuluja.<\/li><\/ul><h2 class=\"western\"><a name=\"_Toc1126824\"><\/a>SIIVOUSOHJE<\/h2><p>Loppusiivoukseen kuuluu, ett\u00e4 astiat tiskataan ja laitetaan paikalleen, roskat vied\u00e4\u00e4n j\u00e4tepisteeseen, tyhj\u00e4t juomapullot ja \u2013 t\u00f6lkit vied\u00e4\u00e4n pois tai ulkoa olevaan astiaan, huonekalut laitetaan paikoilleen. Vasta vuokra-ajan j\u00e4lkeen ilmoitettuja puutteita ei ole voitu korjata, eik\u00e4 omistaja ole niist\u00e4 korvausvelvollinen.<\/li><li>Jos asiakas keskeytt\u00e4\u00e4 varauksensa ja poistuu lomakohteesta ennen vuokra-ajan p\u00e4\u00e4ttymist\u00e4, ei k\u00e4ytt\u00e4m\u00e4tt\u00e4 j\u00e4\u00e4neelt\u00e4 ajalta makseta korvausta, eik\u00e4 asiakas ole oikeutettu vuokranpalautukseen. Jos asiakas poistuu kohteesta ennen varauksen p\u00e4\u00e4ttymist\u00e4, tulee asiasta ilmoittaa vuokranantajalle (tekstiviesti tai s\u00e4hk\u00f6posti).<\/li><\/ul><h2 class=\"western\"><a name=\"_Toc1126828\"><\/a><span lang=\"en-GB\">OIKEUS HINNANMUUTOKSIIN <\/span><\/h2><p>Kun sopimus on tehty, omistajalla on oikeus muuttaa hintaa, jos vuokraukseen liittyv\u00e4t verot ja julkiset maksut muuttuvat.<\/p><h2 class=\"western\"><a name=\"_Toc1126829\"><\/a><span lang=\"en-GB\">VIRHEELLINEN HINTATIETO<\/span><\/h2><p><a name=\"_GoBack\"><\/a> Omistaja ei ole sidottu virheelliseen hintatietoon, jos hinta on selv\u00e4sti virheellinen ja virhe on asiakkaan havaittavissa. Esimerkiksi, kun virheellisen hinnan ja oikean hinnan ero on huomattava tai jos virheellinen hinta on merkitt\u00e4v\u00e4sti alhaisempi alueen yleiseen vuokratasoon n\u00e4hden.<\/p><h2 class=\"western\"><a name=\"_Toc1126830\"><\/a>SOVELLETTAVA LAKI JA RIITOJEN OIKEUSPAIKKA<\/h2><p>Osapuolet pyrkiv\u00e4t ratkaisemaan sopimuksesta syntyneet riidat keskin\u00e4isin neuvotteluin. The client must pay at least the deposit (20% of the rent of the destination) in <\/span><span lang=\"en-GB\">conjunction with the booking by credit card. The client may also choose to pay the full price of the <\/span><span lang=\"en-GB\">booking at once, in which case the confirmation with the contact particulars of the owner <\/span><span lang=\"en-GB\">of the destination, driving directions to the location where the key will be handed over <\/span><span lang=\"en-GB\">or to the destination will be sent to the client\u2019s e-mail address.<\/span><\/li><li><span lang=\"en-GB\">Any objections to the invoice must be made within 7 days of the invoice date. <\/span><\/li><li><span lang=\"en-GB\">The invoice must be settled as a SEPA payment (with IBAN account number and BIC bank code) <\/span><span lang=\"en-GB\">and using the reference number mentioned in the invoice.<\/span><\/li><li><span lang=\"en-GB\">The invoice will include the name and contact particulars of the owner to the destination <\/span><span lang=\"en-GB\">of the destination, driving directions to the location where the key will be handed over.<\/span><\/li><li><span lang=\"en-GB\">\u00a0The booking is confirmed once the customer has paid the deposit (20% of the destination rent) <\/span><span lang=\"en-GB\">by the due date or once the customer has paid both the deposit and the final instalment together. <\/span><span lang=\"en-GB\">The final instalment must be paid no later than six (6) weeks prior to the start of the holiday.<\/span><\/li><li><span lang=\"en-GB\">\u00a0If the booking is made 63 days (9 weeks) or more before the start of the rental period, the rent will <\/span><span lang=\"en-GB\">be paid in two instalments. The deposit must be paid within 14 days of the invoice date. In the case <\/span><span lang=\"en-GB\">of Internet bookings, the deposit must be paid immediately on booking. The remaining amount must <\/span><span lang=\"en-GB\">be paid 6 weeks before the holiday is due to start.\u00a0<\/span><\/li><li><span lang=\"en-GB\">If the booking is made 50-62 days (7-9 weeks) before the start of the rental period, the sum must <\/span><span lang=\"en-GB\">be paid in full and in one instalment 6 weeks before the holiday is due to start. In the case of Internet <\/span><span lang=\"en-GB\">bookings, the deposit must be paid immediately on booking and the remaining amount must be paid <\/span><span lang=\"en-GB\">6 weeks before the holiday is due to start.\u00a0<\/span><\/li><li><span lang=\"en-GB\">If the booking is made 28-49 days (4-7 weeks) before the start of the rental period, the sum must <\/span><span lang=\"en-GB\">be paid in full and in one instalment within one week of the invoice date. In the case of Internet <\/span><span lang=\"en-GB\">bookings, the deposit must be paid immediately on booking and the remaining amount must be paid <\/span><span lang=\"en-GB\">within one week of the invoice date.<\/span><\/li><li><span lang=\"en-GB\">If the booking is made 27 days or less before the start of the rental period, the full sum must be paid <\/span><span lang=\"en-GB\">immediately on the day of booking. In the case of Internet bookings, the full sum must be paid <\/span><span lang=\"en-GB\">immediately on booking by credit card or through an online bank.\u00a0<\/span><span lang=\"en-GB\">If the client fails to pay or misses the payment deadline, cottage owner may cancel the booking <\/span><span lang=\"en-GB\">without further notification.\u00a0<\/span><\/li><\/ul><h2 class=\"western\"><a name=\"_Toc1126834\"><\/a><span lang=\"en-GB\">CANCELLATIONS OR CHANGE OF BOOKING <\/span><\/h2><ul><li><span lang=\"en-GB\">Any cancellations must be made to owner by e-mail to info@suurniementila.com<\/span><\/li><li><span lang=\"en-GB\">The date on which owner receives the notification will be regarded as the date of cancellation.<\/span><\/li><li><span lang=\"en-GB\">A cancellation made outside of office hours (weekdays 8:30am \u2013 5pm, Sat 10am-6pm) will be <\/span><span lang=\"en-GB\">considered as having been made on the next office day.<\/span><\/li><li><span lang=\"en-GB\">Clients who cancel a booking will forfeit their deposit (20% of the price of the destination).<\/span><\/li><li><span lang=\"en-GB\">If the cancellation is made less than 28 days before the start of or during the stay, payments made <\/span><span lang=\"en-GB\">by the client will not be refunded. <\/span><span lang=\"en-GB\"><br \/><strong>PLEASE NOTE!<\/strong>\u00a0 If the booking is cancelled for the aforementioned reasons, the cancellation must\u00a0 <\/span><span lang=\"en-GB\">always be made to owner in writing (e-mail). The owner of the destination must always be informed <\/span><span lang=\"en-GB\">of any cancellation made outside office hours. If the booking is suspended for the aforementioned <\/span><span lang=\"en-GB\">reasons, the owner of the destination must always be informed of the suspension, and owner must <\/span><span lang=\"en-GB\">be informed in writing (e-mail).<\/span><\/li><li><span lang=\"en-GB\">Customers are not entitled to a rent refund if they do not occupy the destination or arrive late for <\/span><span lang=\"en-GB\">their stay. If a customer interrupts their booking and departs the holiday destination before the end <\/span><span lang=\"en-GB\">of the lease period, no compensation will be paid for the unused time and the customer is <\/span><span lang=\"en-GB\">not entitled to a rent refund.<\/span><\/li><\/ul><h2 class=\"western\" lang=\"en-GB\">\u00a0<\/h2><h2 class=\"western\"><a name=\"_Toc1126835\"><\/a><span lang=\"en-GB\">RIGHT OF THE OWNER TO CANCEL BOOKING <\/span><\/h2><ul><li><span lang=\"en-GB\">Owner may cancel a booking in the event of force majeure. In this case, the client is entitled to a full refund of the sum paid to owner. If a booking has to be interrupted because of disruptive behaviour on the part of the client, no payments will be refunded.<\/span><\/li><li><span lang=\"en-GB\">If the customer fails to pay or misses the payment deadline, the booking may be cancelled without separate notification.<\/span><\/li><\/ul><h2 class=\"western\"><a name=\"_Toc1126836\"><\/a><span lang=\"en-GB\">SERVICES MENTIONED IN THE DESTINATION DESCRIPTION<\/span><\/h2><ul><li><span lang=\"en-GB\">The description of the destination mentions the services available nearby owner cannot guarantee the availability of general public services, which are not directly associated with the destination, during the stay of the guest and any mentions thereof are non-binding.<\/span><\/li><\/ul><h2 class=\"western\"><a name=\"_Toc1126837\"><\/a><span lang=\"en-GB\">STAY AT THE DESTINATION <\/span><\/h2><ul><li><span lang=\"en-GB\">The destination will be at the client\u2019s disposal from 4pm on the day of arrival to 12 noon on the day of departure. The destination-specific checkout and key handover time is mentioned in the booking confirmation.<\/span><\/li><li><span lang=\"en-GB\">The keys to the destination will be handed over to the client at the time of arrival as estimated and notified to the owner by phone or in writing. If the client fails to show up at the scheduled time or if no notification of the client\u2019s time of arrival is provided, owner cannot guarantee that the keys will be available for handover.<\/span><\/li><li><span lang=\"en-GB\">The rent pays for the right to use the destination during the booked period. Normal energy consumption, furnishings, cooking and eating utensils, mattresses, blankets and pillows are included in the rent.\u00a0<\/span><\/li><li><span lang=\"en-GB\">Firewood is included in the destination rent. The amount of firewood available during the stay may be restricted.<\/span><\/li><li><span lang=\"en-GB\">Free use of a rowing boat is only included in summertime rentals.<\/span><\/li><li><span lang=\"en-GB\">Sheets and towels are not included in the rent unless otherwise stated in the destination description. Guests must use bed linen. Sheets and towels can be ordered for a separate fee in conjunction with the booking. The customer should contact the owner in advance to make sure that sheets and towels are available.<\/span><\/li><li><span lang=\"en-GB\">The customer is responsible for cleaning the destination during the rental period.<\/span><\/li><li><span lang=\"en-GB\">The number of people using the destination must not exceed the number of sleeping places stated in the description or the number agreed on during booking. If you are planning to have a party, where the maximum number of guests is temporarily exceeded, you should agree about that in advance with the owner. <\/span><\/li><li><span lang=\"en-GB\">Tents and caravans or use of rentable equipment such as hot tubs are not permitted at the destination without the permission of the owner or custodian. <\/span><\/li><li><span lang=\"en-GB\">Smoking is not allowed indoors. <\/span><\/li><\/ul><h2 class=\"western\"><a name=\"_Toc1126838\"><\/a><span lang=\"en-GB\">P<\/span><span lang=\"en-GB\">ETS<\/span><\/h2><ul><li><span lang=\"en-GB\">Pet-owners must notify their intent to bring an animal to the destination when booking; one pet may only be brought to destinations which explicitly allow this. Permission to bring more than one pet must always be sought in advance from the owner. <\/span><\/li><\/ul><h2 class=\"western\"><a name=\"_Toc1126839\"><\/a><span lang=\"en-GB\">OBLIGATIONS OF THE CLIENT AND HANDOVER OF THE DESTINATION ON THE DAY OF DEPARTURE<\/span><\/h2><ul><li><span lang=\"en-GB\">The client will hand over the destination and the keys at 12 noon on the day of departure unless otherwise mentioned on the invoice. If the client intends to leave at some other time, he or she must make arrangements for the handover of the key and the return of the security deposit with the owner well in advance of departure.\u00a0<\/span><\/li><li><span lang=\"en-GB\">Clients are liable for any damages they cause to the destination property. The owner must be notified immediately of any damages caused. The client is required to pay the owner for any damage caused to the destination or its contents during occupancy.<\/span><\/li><li><span lang=\"en-GB\">Clients are responsible for cleaning the destination before departure. A departure cleaning service can be ordered in conjunction with booking.<\/span><\/li><li><span lang=\"en-GB\">Used sheets and towels must be piled on a bed if the client rented bed linen. If pillows or blankets got stained during your stay please put them in a same pile.<\/span><\/li><li><span lang=\"en-GB\">Indoor smoking is prohibited in all destinations. The destination must be tidy on departure. The client is liable to compensate the expenses of cleaning the holiday destination if guests have smoked indoors at the cottage or have failed to clean it appropriately and the owner of the cottage is forced to carry out these chores before the arrival of the next client.<\/span><\/li><li><a name=\"_Toc1126840\"><\/a> <span style=\"color: #2f5496;\"><span style=\"font-family: Calibri Light, serif;\"><span style=\"font-size: medium;\">DEPARTURE CLEANING<\/span><\/span><\/span><span lang=\"en-GB\"> must include the washing and return of dishes to their original place, garbage removed to the waste disposal point, removal of empty bottles and cans, and putting furniture back to its original place. Food should be taken away or to the waste disposal point. Carpets and floors should be vacuum cleaned, tables and surfaces wiped with a damp rag, bedclothes aired outdoors, the sauna and toilet cleaned. The yard area and barbecue location must be left in a tidy condition. The departure cleaning should be performed in its entirety on the day of departure.\u00a0<\/span><\/li><li><a name=\"_Toc1126841\"><\/a> <span style=\"color: #2f5496;\"><span style=\"font-family: Calibri Light, serif;\"><span style=\"font-size: medium;\">A SEPARATELY ORDERED DEPARTURE CLEANING SERVICE<\/span><\/span><\/span><span lang=\"en-GB\"> does not cover dish-washing, returning table and cookware to their original place or garbage removal. Clients must also remove empty bottles and cans from the property and return any moved furniture to their original place. Any food must be taken away or to the waste disposal point.<\/span><\/li><\/ul><h2 class=\"western\"><a name=\"_Toc1126842\"><\/a><span lang=\"en-GB\">FORCE MAJEURE <\/span><\/h2><ul><li><span lang=\"en-GB\">Owner will not be liable for any damage or inconvenience incurred by the client in the event of an unpredictable and insurmountable obstacle (force majeure) or some other comparable reason (such as a power failure, or natural phenomena like algae blooms or the occurrence of animals like mice or insects) that was not caused by owner and whose effects owner could not be reasonably expected to prevent. Neither is owner responsible for any damage or inconvenience caused by regular natural phenomena.<\/span><\/li><\/ul><h2 class=\"western\"><a name=\"_Toc1126843\"><\/a><span lang=\"en-GB\">OBJECTIONS AN COMPLAINS <\/span><\/h2><ul><li><span lang=\"en-GB\">Any objections and complaints regarding the destination must be made immediately once the cause for them arises and addressed to the owner or custodian of the destination direct. If the matter is not satisfactorily attended to, the client should contact owner within 72 hours.<\/span><\/li><li><span lang=\"en-GB\">* If the client does not immediately report observed deficiencies to the owner or custodian during the rental period, the destination will be considered to have been in the contractually-required condition. It is impossible to jointly verify deficiencies reported after the end of the rental period, and owner will therefore not be liable to compensate for them in any way.<\/span><\/li><li><span lang=\"en-GB\">* If the customer discontinues a booking and departs the destination before the end of the rental period, the unused time will not be reimbursed nor will the customer be entitled to a rent refund.<\/span><\/li><\/ul><h2 class=\"western\"><a name=\"_Toc1126844\"><\/a><span lang=\"en-GB\">RIGTH TO CHANGE PRICES <\/span><\/h2><ul><li><span lang=\"en-GB\">Once an agreement has been made, owner has the right to raise and a corresponding obligation to reduce the agreed price in the event of any changes in the taxes or public charges affecting the price of the holiday service.<\/span><\/li><\/ul><h2 class=\"western\"><a name=\"_Toc1126845\"><\/a><span lang=\"en-GB\">ERRONEUS PRICE INFORMATIONS <\/span><\/h2><ul><li><span lang=\"en-GB\">Owner shall not be bound by an error in the listed price if the price is so clearly erroneous that it is reasonable to expect the customer to notice it. Examples of such cases include a situation where the difference between the listed price and the actual price is substantially large or when the erroneous price can be considered exceptionally low when compared to the general price level.<\/span><\/li><\/ul><h2 class=\"western\" lang=\"en-GB\">\u00a0<\/h2><h2 class=\"western\"><a name=\"_Toc1126846\"><\/a><span lang=\"en-GB\">APPLICABLE LAW AND VENUE FOR THE RESOLUTION OF DISPUTES <\/span><\/h2><ul><li><span lang=\"en-GB\">The contracting parties will attempt to resolve any disputes out of court. Please note that bed linen, towels and cleaning are not included in the cost of your stay unless otherwise agreed and specified in your booking confirmation.
